The FCA's Perimeter Guidance Manual (PERG) covers 'introducing' mortgage business. Introducing customers to regulated mortgage advisers is excluded from 'arranging' regulated mortgage contracts, meaning full FCA permission is not needed for this activity.
For this exclusion to apply, one key condition is that we do not receive money from the borrower in connection with the mortgage.
We also need to make sure we introduce borrowers to a firm that is FCA-authorised (or an appointed representative) for mortgage business.
We operate as an introducer that connects individuals seeking mortgages with FCA-authorised mortgage advisors and advisers in our specialist network. All mortgage advice and recommendations are provided by these independent, FCA-authorised advisors, not by Taunton Mortgages.
The advisors in our network are authorised and regulated by the Financial Conduct Authority (FCA). You can verify their regulatory status on the FCA Financial Services Register at www.register.fca.org.uk

When you submit an enquiry, we will share your details with between 1-3 FCA-authorised mortgage advisors from our network who we believe are best suited to assist you based on your requirements.
Each advisor operates independently and will contact you directly to provide mortgage advice and services. Any advice, recommendations, or services you receive are provided by the advisor, not by Taunton Mortgages. The advisor is responsible for ensuring any advice is suitable for your circumstances.
We do not guarantee that any advisor will be able to secure you a mortgage or that you will receive any particular rate, terms, or outcome.

Advisor Fees: The mortgage advisors in our network may charge fees for their advice and services. Any fees charged by an advisor will be disclosed to you directly by that advisor before you proceed. Some advisors may work on a commission-only basis (paid by lenders), while others may charge a fee to you as the client, or a combination of both.
You are not obligated to proceed with any advisor contacted through our service, and you are free to seek mortgage advice elsewhere.
You agree to provide accurate and complete information when submitting an enquiry. Inaccurate information may result in advisors being unable to assist you or providing unsuitable recommendations.
We reserve the right to reject or not process enquiries that appear to contain false, incomplete, or misleading information.
